BUILD COST ESTIMATE

It is important before you embark on any project that you understand your budget. Even before you employ an Architect and have plans drawn up we can provide a guide relating to your build cost with very limited detail. It is important to have a rough idea of what you are going to spend. 

Building Plans

SELECT YOUR ARCHITECT

It’s Very Important to select the correct Architect for your project, this may simply having some basic plans drawn up for your contractor to build too or more detailed plans for a complex extension or new build scheme. You may have an Architect on board, if this is the case we can work with your team to produce the best Time, Cost and Quality solution for your project. if not we have strategic partnerships in place with a variety of Architectural Practices and can assist you in selection of the best person to work with on your project.

Blueprinting

PLANNING PERMISSION

Gaining Planning Permission or permitted development approval is very important with regards to any construction project, this could involve listed building consent and a nunber of other sub-consultant reports. We can assist through the full planning process. It is also important to discharge planning conditions in a timely manner as to not cause any issues with the local authority.

Contract Review

BUILDING REGULATIONS, PARTY WALL AND OTHER REQUIREMENTS

Aside from Planning Permission you have a number of other statutory requirements you must think of relating to your Project. We can support you relating to gaining Building Regulations Approval, Seeking a Party Wall Award, Right to Light, Transport Consultancy, Ecology, Demolition Notices and the like.

BILLS OF QUANTITIES & SCHEDULE OF WORKS

If you have ever seen any home renovation or new build programme on TV you will have seen how easy it is for costs to over run. A detailed Bill of Quantities & Schedule of Works is critical to these cost over runs being limited to an absolute minimum.

How long is your build going to take ??? We can provide with a rough guide in line with our schedule of works or work with our strategic planning partner to develop a fully linked and sequenced build programme for your project

CONTRACTOR SELECTION AND TENDERING

Once we have Planning Permission and a Detailed Schedule of Work you can think about Tendering & Contractor Selection. We can complete a competitive Tender process working with you or Support you in a Self Build Process of Selecting your own Suppliers directly. It is important to ensure that your supply chain after formal written contracts to project you from Time, Cost or Quality issues moving forward.

COST & PROJECT MANAGEMENT

We can stay involved and assist you throughout the Construction Phase of your Project, we can assist you with your ongoing Cost & Project Management, Monitoring your Programme and Management of your Suppliers and Contractors.
